What can I expect from my Home Inspection?

An Accredited Home Inspector (HIABC AHI) is ready to give you the best, thorough, objective home inspection experience for your next home. We use all tools available as well as our experience and knowledge to analyze your future home as much as possible. We pride ourselves in being as thorough as possible. This means we climb and crawl through attics and crawlspaces as much as we can, we offer maintenance tips and perspective to upgrades and repairs that may be needed to the home from a realistic and cost effective point of view. Our experience and exposure to the energy efficiency upgrade field allows us to also offer you any perspective for current rebates and programs available for certain future upgrades to you future home.

What can I expect from my Existing Home Energy Evaluation?

A Home Energy Advisor will perform a thorough assessment of your home to determine where you can most benefit from upgrades to reduce heat loss and improve the efficiency and comfort of your home. This assessment usually takes approximately 2 hours and the homeowner is provided with a detailed, customized report. This report will have a list of recommendations that could be implemented to improve your home.

The detailed assessment report compiled by the Home Energy Advisor will suggest the most cost effective energy upgrades and it even gives an estimate of what your energy savings and payback will be when you invest in the improvements they suggest. This can be an invaluable tool for you and your renovation contractor when planning your home improvement project.

During the evaluation the Home Energy Advisor will be gathering data on a wide array of components of the home. The dimensions and volume of the home, the amount of rough openings (doors and windows), and the orientation of the home is also considered to accommodate for solar gain. The insulation levels of attics, walls, and basements are observed as these are common areas requiring improvement. The heating and cooling systems are examined to determine what system and fuel type would be most beneficial for the home. A Blower door test is also done to measure the current Air leakage of your home and to identify improvement areas for air leakage/drafts. If desired, a thermal imaging scan can be added to you evaluation for a thorough air leakage test.

After you have completed the desired upgrades your Home Energy Advisor will perform a follow-up assessment of your home and will issue you an official “EnerGuide” rating label. This label displays the rating of the home on a scale of 1 to 100. The higher the rating, the more comfortable and efficient the home.
